Tip #1:  Do not scrimp.

I know mom and dad told you not to overspend and while there is a lot of wisdom to that, it says nothing about being a miser and scrimping.  Okay, so scrimping is okay with some things but when it comes to your new home, that is a big no no. Remember, your home (or your land) must be the only investment that you can make that increases in value.  Cars, laptops, iPads, phones and other electronic devices will decrease in value as soon as you get it out of the shop.  That is not the case with your home so do not scrimp.  That does not mean that you should just spend mindlessly though.  You still have to work within a budget but the point is to reach or the upper end of your budget.  It will be worth it.  A quality home is a great investment.  Besides, it’s not like you will pay it in one go.  Income tends to rise.  What seems like such a huge amount today won’t be as intimidating in a couple of years.

Tip #2:  Be Poker Faced.

The mistake of some home buyers is that they are just too transparent.  The moment that they step into a house, they ask “where do I sign” or shout “it’s perfect” or “I love it”.  Do not show your cards right away because that will immediately tell the seller or the agent just how much you want that house.  That will significantly lessen your chances of haggling for a better price for the house.  So when you look at a potential home, keep your expressions for later.  Be poker faced and give the impression that the house is something you will consider but you are not a hundred percent sold to it.

Tip #3:  Look for at least 3 options.

Just like a budding when you want to have an item purchased at work, you need at least 3 house options.  That way, you can compare the value and the price of the house.  That will also give you a bigger chance of being able to negotiate your house prices down.  So give yourself the chance to explore your options before signing the contract.
